Due Diligence Site Selection Process

Assist in any property evaluation site due diligence assessment, coordinate and conduct discussions with governmental agencies, Industrial Developers to understand and confirm the required use of soil zoning process for the specific municipality, assist client in informing stakeholders about the project as requested.

Assist client to obtain identified necessary zoning variance, land use and/or other required plan approvals through monitoring and coordinating the project team as the prepare and submit applications and make presentations to area residents, municipal boards.

Provide advice regarding potential costs related to site considerations and selections, including existing topography, availability of utilities and/or relocation of same, soil conditions, parking requirements.

Assist client in performing and/or reviewing economic analysis of the project(s), including basic cost, leasing, financing, disposition, not including tax impact assumptions. Comparative Matrix land cost alternatives.

Assist with the identification and incorporation of necessary easements, covenants.

Assist on Loss Prevention and Risk Management monitoring.

Assist in the permitting process/ expeditor recommendations.

Assist in phase one, environmental impact, remediation study, environmental compliance for construction (MIA) and application process.

Assist in Electrical feasibility assessment with CFE and KVA ownership rights by 3rtd party expeditors.

Assist with hydrological analysis study, geological condition soil testing, survey, plot record, topography map and dimensional control, by 3rtd party consultants and site preparedness.

Arrange for site utility infrastructure investigation by others as necessary to support the project, assist in domestic water, sewer, natural gas, fiber optic, fire protection system, connection hook ups.

Assist and control Project Time Schedule.

Assist with the identification of technical issues related to the drafting of the land acquisition, or lease, LOI, work letter, purchase agreement.

Conduct informal discussions with governmental agencies to understand the entitlement process, brief the agencies on the project, and lay groundwork for future planning approvals and building permits.

Assist with preliminary parametric building cost references & preliminary cost analysis, refine the project budget and schedule based upon information obtained in planning and zoning hearings.

Labor Analytics assessment, Facility Condition Report, Government incentives negotiation, Letter of intent to the government.
